2001年9月14日在Game Cube平台上市的《路易吉洋樓/路奇鬼屋》（ルイージマンション/Luigi's Mansion），同年的11月18日在北美販售。2018年10月12日移植到北美版的3DS，由任天堂情報開發本部製作，是第一款由路易吉進行冒險的遊戲。續作在2013年的3DS發售，三代則是在2019的Switch主機上推出。

長期以來配角路易吉總是協助哥哥瑪利歐一起去營救公主，這次終於變成主角。故事描述路易吉收到免費贈送房子的邀約，於是與哥哥一同前往，沒想到瑪利歐卻失去蹤影，於是膽小的路易吉鼓起勇氣持續前進，準備進入充滿鬼魂的洋樓救出哥哥瑪利歐。

當要被鬼魂攻擊時，出現一位專門研究鬼魂的哎唷·喂博士（オヤ・マー）提供路易吉兩個道具，分別是鬼怪吸塵器跟Game Boy Horror（ゲームボーイ・ホラー）。先用手電筒照出鬼的心臟之後，再進行補抓。除了捕抓的任務以外，還要解開各種機關的設定。Game Boy Horror可以顯示與鬼魂的距離，並檢視鬼魂在洋樓的存在。消滅所有鬼魂就算完成任務，房間的全部燈光會亮起。打開寶箱就能拿到前往下一關鑰匙。

2019年10月31日全球發行的Switch遊戲《路易吉洋樓3/路易鬼屋3》（ルイージマンション3 / Luigi's Mansion 3），由Next Level Games製作研發。是該系列的第三部作品。故事描述瑪利歐兄弟及碧姬公主受到豪華飯店的邀情前往度假，沒想到卻發生詭異事件，原來飯店主人居然是頭目害羞幽靈王（キングテレサ，King Boo）的頭號粉絲，邀情眾人目的是要引入已經設下好的陷阱。瑪利歐、碧姬公主、諾比奧們均被困在畫中。為拯救夥伴們，路易吉將在這間鬼怪飯店，再次拿起哎唷·喂博士（オヤ・マー）的道具鬼怪吸塵器展開冒險。

相較於前作，鬼怪吸塵器的功能再次提升，可以進行噴射、擊打跟吸盤發射。哎唷·喂博士（オヤ・マー）的另一發明是綠色果凍製成的傀易吉（グーイージ，Gooigi），遇到水就會融化，可以與本體進行切換，協助進入無法進入的地方或危險的陷阱。前作由五大建物物所組成，而三代的舞台都在這棟飯店。最多可以由八位玩家進行闖關，玩家們還可以分成路易吉隊及傀易吉（グーイージ，Gooigi）隊，進行對抗賽。

Released on September 14, 2001, for the GameCube platform, Luigi's Mansion (ルイージマンション) was later made available in North America on November 18 of the same year. On October 12, 2018, it was ported to the North American version of the 3DS. Developed by Nintendo's Entertainment Analysis & Development Division, it is the first game featuring Luigi as the main character. The sequel was released for the 3DS in 2013, and the third installment launched on the Switch in 2019.

For years, Luigi played a supporting role, assisting his brother Mario in rescuing Princess Peach. This time, he finally steps into the spotlight. The story begins with Luigi receiving an invitation to a free mansion. Accompanied by Mario, they arrive, only for Mario to mysteriously disappear. Despite his cowardly nature, Luigi musters the courage to explore the haunted mansion and rescue his brother.

When attacked by ghosts, Luigi is aided by Professor E. Gadd (オヤ・マー博士), a ghost researcher who provides him with two essential tools: the Poltergust 3000 vacuum cleaner and the Game Boy Horror (ゲームボーイ・ホラー). Luigi must first stun ghosts with his flashlight to reveal their hearts before capturing them. Besides capturing ghosts, players must solve various puzzles. The Game Boy Horror helps Luigi track ghost locations and their proximity within the mansion. Completing the mission involves eliminating all ghosts in a room, which turns on all the lights and reveals a chest containing the key to the next area.

Released globally on October 31, 2019, Luigi's Mansion 3 (ルイージマンション3) for the Switch was developed by Next Level Games and is the third installment in the series. The story follows Mario, Luigi, Princess Peach, and their Toad companions, who are invited to a luxurious hotel for a vacation. However, they soon discover it's a trap set by the hotel's owner, a superfan of King Boo (キングテレサ). Mario, Peach, and the Toads are captured in paintings. To save his friends, Luigi must navigate the haunted hotel with the help of Professor E. Gadd's new tools, including an upgraded Poltergust vacuum cleaner capable of jet propulsion, slamming, and suction shot functions.

Professor E. Gadd also introduces Gooigi (グーイージ), a green gelatinous doppelganger of Luigi. Gooigi can slip through tight spaces and avoid dangerous traps but dissolves upon contact with water. Players can switch between Luigi and Gooigi to overcome obstacles. Unlike its predecessors, which featured five major locations, Luigi's Mansion 3 is set entirely within the hotel. The game supports up to eight players for cooperative and competitive multiplayer modes, where players can join Luigi or Gooigi teams for various challenges.
